Project summary

This Issaquah 1970s home was spacious but drafty, with a tired façade and envelope issues. The owners asked for a contemporary Northwest design and better comfort/efficiency. Synapse delivered a new plank-and-panel exterior, upgraded the weather-resistive and air barriers, and integrated new Milgard windows—combining modern curb appeal with a tighter, more durable envelope.

Scope of work

  • Concept & 3D design for a modern Northwest plank-and-panel façade

  • Removal of existing cladding; substrate inspection and repairs

  • New WRB + air barrier with taped seams and proper penetrations

  • Rainscreen assembly for drainage/ventilation

  • Integration of Milgard windows with flashing, returns, and trim

  • Final detailing at corners, eaves, and transitions; homeowner walkthrough

Materials & details

  • Cladding: modern James Hardie plank & panel system (fiber-cement or composite panels with complementary lap planks)

  • Windows: Milgard units, integrated to manufacturer specs

  • Envelope: continuous WRB/air barrier, rainscreen gap, kick-out flashing

  • Trim/edges: clean, modern profiles; coordinated soffit/fascia lines

Pairing a continuous air barrier with a rainscreen and properly flashed Milgard windows reduces drafts and moisture risk—meaning better comfort, efficiency, and durability in Northwest weather.
